You have a horizon of just over six months. As the content of the investment is short-sighted, and you have a specific need for funds, the same needs to be invested in a debt-asset class liquidity.
Therefore, you can consider investing in a liquid fund. These funds invest in money market and corporate debt securities and is intended for short-term investment horizon.
Alternatively, you can consider investing in short-term funds. Some of these means bearing an exit load which varies between 0-9 months. So any time choose a fund which does not bear an exit load after six months when it is your ideal period of the investment.
You may even consider a six-month fixed maturity plan (FMP). These plans are locked in a fixed period and offer you a return equal to the fixed deposits (FDS). All returns on these investments will be taxable at the tax laws of your country.
I want to use the lump sum, which I will retire next year to build my house three or four years after retirement. Until then, where can I invest the amount? Should I take out a loan to build a house instead of using the lump sum? Also in case of long term investments (over 10 years) to invest in selected blue chip stocks better than investing in stocks mutual funds (MFS), when we consider the fees and other charges?

If there is no particular reason, because you are delaying the construction of your house, you should plan to build your house immediately after your retirement. This is based on the assumption that you take care of your post-retirement cash flow.
If you have a valid reason for the delay, it may even amount to be invested in a combination of debt assets with moderate equity exposure. Debt securities may include short-term funds, Dynamic Funds, FMPs and bank FDS. The equity exposure can be built through the monthly income plans, hybrid and balanced funds.
It will be difficult for you to get a loan (which after retirement you will not have an earned income). Also, how you plan to repay the loan? If you believe that retirement corpus will be invested and will generate enough revenue to repay the loan with the interest and leave you with a surplus, then it is not recommended.
The investments should ideally be routed through MFIs instead of direct stocks. MFIs offer the advantages of professional management, diversification and low transaction costs, fees.
