Home loans' pre-payment penalty scrapped

Directive implies reluctance importance, given the bank to implement an advisory to the same.

Reserve Bank of India (RBI) has asked banks to waive prepayment charges in floating rate loans. Moves, although it was expected, will come as a relief for home loan borrowers, who are already stretched and struggling with rising interest rates.

In addition, the "Directive" also assumes significance in view of the "unwillingness to implement an advisory on the same, even after the central bank, last month, asked the Indian Banks Association of Banks (IBA) to conduct a ten point action, which included a waiver of before penalty charges among others.

We we do not want that to happen as a directive and they also think it is necessary for the customer, "said RBI Deputy Governor KC Chakrabarti.

However, banks may charge a prepayment penalty appropriate in the case of fixed rate loans.

"Banks can also offer long term fixed rate housing loans to their customers and address their problems by resorting to asset liability mismatch interest rate swaps (IRS) on the market. Variable rate loans go to interest rate risk in banks that are much better placed to succeed in debtors and so , Bank of only a substitute interest rate risk with the potential credit risk, "said the RBI.

Last week, the National Housing Bank (NHB), the regulator for housing finance company, also gave up before the penalty charges on home loans. Since there is a possibility of confusion among borrowers, RBI will discuss the issue with NBC and try to synchronize regulations.
