Home, car loans grow despite slowdown

Retail loan books banks are holding, despite the slowing economy, the banks are pushing for retail loans, such as home loans, car loans, credit cards and education loans.

Among a slew of retail loans, loans for purchases of durable goods, which the banks are discontinuing these days, the only portfolio that has shown negative growth. Credit Cards category, which hit the slow lane for a few years ago, has recorded a slow growth, as banks have begun to promote their credit cards. Some banks are also serving a specific credit card deposit.

The growth in retail loans, the banks will help offset the growth in corporate loan book. Portfolio companies, punishment and the distribution of resources is a long process, say bankers. "Even with the limitations of sanctions for companies, there is a time lag of actual allocation of resources, which resulted in calling back loans to banks, in many cases, so that it can be sanctioned to some other companies," said a senior public sector banker.
Jairam Sridharan, senior vice president and head of consumer loans and payments Axis Bank, said the bank is trying to push its retail portfolio quite heavily, so it is at least 30 percent of the total bank loan book. "So, we grow more than the industry. Industry is about 15-20 per cent increase in mortgage rates," he said. Retail Bank of the book is about Rs 21,430 crore, of which 75 percent of home loans.

Public sector banks like Bank of Baroda, Canara Bank, Bank of India and the Central Bank of India has extended the festival offers up to 31 March 2012. They can offer a borrower without a home loan of about 0.25 to 0.50 per cent discount on processing fees, which is 0.5 percent of the loan.
Ram Saganpure, private loans, Central Bank of India, said the banks are deliberately focusing on the retail loan growth to push progress. "Investment is affected by the slowdown in the economy pick-up business loans. So, banks are focused on private loans to remain profitable. We are seeing very good growth in our home, auto and education portfolios," he said.

Most public sector banks, except for the Bank of India (SBI), which is the market leader in home loans and car loans, retail portfolio is relatively small - in the range of Rs 5,000 crore to Rs 10,000 crore. These lenders have improved their risk management systems to monitor delinquencies that erupt in the small retail business loans, most of them lower the number of agents engaged in recovering bad loans.

NS Srinath Managing Director of Retail Lending, Bank of Baroda, the bank said, pushing all the loan products available, but demand for these loans are still coming in large cities and smaller towns. "Retail loans as home loans and auto loans, bank advances are growing," Srinath said.

Most private banks like HDFC Bank and ICICI Bank is also pushing its retail portfolio. While ICICI Bank is focused on home loans and auto loans, HDFC Bank pushing all of its retail products such as home loans, car loans and credit cards. ICICI Bank, however, is not to focus on unsecured loans and credit cards.

Bhaskar Niyogi, chief general manager, SBI, said: "Of course it is growing, but the growth rate of housing loans has fallen during the year. In certain markets, high prices are preventing borrowers. In other markets, the lack of supply, which keeps people away."
