DALLAS, March 19, 2012 / PRNewswire / - The temperature is not all that far in Texas this spring. The Lone Star State is also seeing an increase in the volume of home sales.
Detached house sales increased 6 percent in the fourth quarter of 2011, according to the latest version of the Texas Housing Quarterly Report issued in February 2012. However, this is combined with a 3.1 percent decline in national house prices, according to the CoreLogic Home Price Index in January.
Texas cities will see different information when it comes to the real estate market. In San Antonio, the number of homes sold rose 12 percent in February, but the average price of a home fell 0.7 percent, according to a San Antonio in my article. Dallas and Houston each saw an increase of 1 percent and 1 percent decrease, respectively.
Although prices are relatively stable, brokers and homeowners are both getting ready for the 2012 real estate season, and with more people shopping for houses, more people will also shop for loans.
Last month, New American financing, a mortgage banker and lender license for Texas home loans, had a 37% increase in loans closed since January, and they expect this season to one of the best they have had since the beginning of the housing recession in 2006.
Texas A flat market is not bad news for homeowners. If anything, it's good news in comparison with the easing in the market has seen in over two years. With the number of Texas homes sold in the elevator, some brokers even speculate that the 2012 real estate season will be the end of the housing recession to highlight.
